Walkthrough
Our staging team visits your property to take measurements, assess natural light, architectural features, flow, and current condition. We identify: Key selling points to highlight, problem areas or clutter zones, opportunities for spatial enhancement and emotional connection. Photography and videos may be taken (with your permission) to aid with planning and visual mock-ups.
Step 3
Custom Design Plan
Within 48-72 hours, we deliver a tailored design proposal outlining: Recommended furniture pieces and styles, colour palettes, accessories, and textiles, room-by-room design objectives, and estimated costs and timeline for install. Every selection is made to evoke a sense of luxury, warmth, and sophistication—positioning your property for a faster and more profitable sale.
Step 4
Scheduling
Upon your approval, we begin coordinating: Furniture delivery and placement, art and accessory procurement, and any light repairs or cosmetic enhancements (e.g. wall touch-ups, lighting swaps). You’ll receive a detailed schedule of staging, styling, and photography coordination.
Step 5
Staging Day
Our team arrives onsite to stage the home according to the approved plan. This involves: Strategic placement of furniture for flow and scale, layering with rugs, art, lighting, and curated accessories, and styling key spaces: living room, kitchen, dining area, primary bedroom, and any bonus areas. We leave the space spotless and camera-ready for showings or listing photos.
Step 6
Listing Support
We collaborate with your listing agent or marketing team to: Offer styling tips for real estate photography, provide lifestyle branding visuals for social media, and support open house prep (scent, lighting, ambiance). You receive ongoing guidance to maintain the staged look for showings.
Step 7
De-Staging/Purchase
Once your property sells or your listing period ends, we schedule de-staging: All items are carefully removed and space is returned to original condition, and for furnished homes, we offer purchase or rental extension options.
